{"id":1420,"date":"2016-11-15T20:16:40","date_gmt":"2016-11-15T20:16:40","guid":{"rendered":"http:\/\/www.perry-wi.gov\/?page_id=1420"},"modified":"2022-05-02T20:09:43","modified_gmt":"2022-05-02T20:09:43","slug":"home-site","status":"publish","type":"page","link":"https:\/\/www.perry-wi.gov\/?page_id=1420","title":{"rendered":"Home Site Permits"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">All housing construction requires a site plan approval before a permit can be issued. \u00a0\u00a0(For accessory buildings and mobile home, please see appropriate sections). \u00a0Approval is required by both the Town and the County. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Town policies on buildings and their location can be found in the Town\u2019s <a href=\"https:\/\/www.perry-wi.gov\/wp-content\/uploads\/2020\/02\/Town-of-Perry-Land-Use-Plan-approved-2005.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">Land Use Plan<\/a><\/span><span style=\"font-weight: 400;\">\u00a0and <a href=\"http:\/\/www.perry-wi.gov\/wp-content\/uploads\/2015\/12\/Building-Ordinance-amendment-for-Swimming-Pools-DRAFT-0814.pdf\">Building Ordinance<\/a><\/span><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dane County\u2019s zoning ordinances on building locations can be found in Chapter 10 of\u00a0<\/span><a href=\"https:\/\/countyofdane.com\/documents\/pdf\/ordinances\/ch010-01-31-20.pdf\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Dane County Zoning Ordinances<\/span><\/a><span style=\"font-weight: 400;\">. \u00a0<\/span><span style=\"font-weight: 400;\">Before submitting an application with the Town, you should confirm with the County that the building home size and proposed location conform to the County&#8217;s zoning requirements.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><b>Step 1: \u00a0To Apply<\/b><\/p>\n<p><span style=\"font-weight: 400;\">* Applicants should begin the process with Dane County Zoning at the same time as with the Town. \u00a0See paragraph above.<\/span><\/p>\n<ol>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Complete a <a href=\"https:\/\/www.perry-wi.gov\/wp-content\/uploads\/2019\/10\/Permit-Application-form-revised-2019.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">Permit Application<\/a><\/span><i><span style=\"font-weight: 400;\">, <\/span><\/i><span style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">selecting \u201cSite Plan&#8221; and &#8220;Building.\u201d<\/span><\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">With the application, you should include the following exhibits: <\/span>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Plat Map <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Aerial photo\/site analysis <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Soil\/slope analysis <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Site Plan <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Sewage system site availability &#8211;\u00a0(If a sewage system site is not included, approval will be contingent upon its receipt. \u00a0If the acceptable sewage system site is more than 100 feet from the proposed location of the dwelling or falls outside of any area to be rezoned, the new location must be approved by the Town Board.)<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Land Division Approval (if this property was divided from a larger one)<\/span><\/span><\/span><\/li>\n<\/ul>\n<\/li>\n<\/ol>\n<ol start=\"3\">\n<li><span style=\"font-weight: 400;\">\u00a0Submit the completed Permit Application (<\/span><i><span style=\"font-weight: 400;\">include <strong>original<\/strong><\/span><\/i><strong> + <\/strong><i><span style=\"font-weight: 400;\"><strong>8 copies<\/strong> of the application and each exhibit)<\/span><\/i><span style=\"font-weight: 400;\"> and a\u00a0<strong>fee of $550<\/strong> to the Town Deputy Clerk, Stephanie Zwettler at 9730 County Rd A, Mount Horeb, WI \u00a053572. \u00a0Email questions to: \u00a0<a href=\"mailto:sszwettler@gmail.com\">sszwettler@gmail.com<\/a><\/span><\/li>\n<\/ol>\n<p>&nbsp;<\/p>\n<p><i><span style=\"font-weight: 400;\">Note: \u00a0If applying for a land division or zoning change at the same time, only one application is necessary and all can be combined under a single deposit of $550. \u00a0However, if submitted at different times, a deposit will be charged each time. Applications requiring more than one site view will require an additional $250.00 fee per site visit. \u00a0However, applications requiring only one site view for approval may be eligible for up to 50% refund. <\/span><\/i><\/p>\n<p>&nbsp;<\/p>\n<p><b>Step 2: \u00a0After Applying for Home Site <\/b><\/p>\n<p><span style=\"font-weight: 400;\">Upon receipt of the complete application with exhibits and the appropriate fee, the Deputy Clerk will issue the neighbor notification letter. \u00a0This letter will be sent by certified mail to all adjoining landowners at least 10 days prior to the Land Use Committee\u2019s regularly scheduled monthly meeting. \u00a0The notification letter states the intended land use change, the date of the scheduled site viewing by the Land Use Committee and of the impending public hearing at the next regularly scheduled meeting of that committee.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><b>Step 3: \u00a0At the Site View<\/b><\/p>\n<p><span style=\"font-weight: 400;\">It is necessary that you or your agent attend both the site viewing and the public hearing. \u00a0Failure to do so could result in a recommendation for denial or postponement of your application if there are questions that cannot be answered. <\/span><\/p>\n<p><i><span style=\"font-weight: 400;\">Sites must be field-staked for the site view<\/span><\/i><span style=\"font-weight: 400;\">. \u00a0Site views are held the Saturday prior to the Land Use Committee meeting. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">It is possible that it might take more than one site viewing and\/or public hearing to resolve any concerns that might arise.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><b>Step 4: \u00a0At the Land Use Committee Meeting<\/b><\/p>\n<p><span style=\"font-weight: 400;\">The Land Use Committee holds a meeting, usually the first Wednesday evening of the month, after the site view. \u00a0It is a public hearing to allow the applicant to present his\/her intentions for the land division or zoning change. \u00a0It is also the opportunity for neighbors and other residents of the community to express their concerns or questions and to present other pertinent information to the Committee. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After careful consideration of the request, its conformity with the Land Use Plan and the Land Division Ordinance or Zoning Change Ordinance, and other information presented, the Land Use Committee will recommend approval, conditional approval, denial, or tabling to allow time to gather additional information. \u00a0This decision will be forwarded to the Town Board.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><b>Step 5: \u00a0At the Town Board Meeting<\/b><\/p>\n<p><span style=\"font-weight: 400;\">The Town Board will then consider the application at its next scheduled meeting only if a recommendation has been made by the Land Use Committee. \u00a0The Town Board usually meets on the <\/span><span style=\"font-weight: 400;\">second Tuesday<\/span><span style=\"font-weight: 400;\"> of the month. \u00a0Unless your appearance is requested to answer questions, you do not need to attend this meeting. \u00a0However, if you choose to attend, be advised that this meeting is not a second public hearing, and your input should be limited to new information only. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">After consideration, the Board will approve, conditionally approve, or deny your request. \u00a0If approved, the Clerk will issue you an appropriate approval and report the Town\u2019s actions to the Dane County Planning &amp; Development. <\/span><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>All housing construction requires a site plan approval before a permit can be issued. \u00a0\u00a0(For accessory buildings and mobile home, please see appropriate sections). \u00a0Approval is required by both the Town and the County.
